Build on Your Lot at Canyon Lake

We build a select number of custom homes each year. This allows us to offer personalized service to our homeowners. Our quality craftsmanship and attention to details is second to none.

We understand building a custom home is the biggest investment most of us will ever make in our lifetime. It’s important it’s done right. Firstly, the level of trust you place in your builder is of paramount importance. Secondly, the ability to communicate during this period with your builder is of equal importance.

My promise to you as the owner of RJS Custom Homes is to oversee the construction of your home personally, provide an open line of communication and make sure we get your home built right.

Build On Your Lot – Our Process

Our initial Build On Your Lot meeting occurs at your property. Firstly, this meeting allows us to answer any questions you have about our company and building process. Secondly, this is where we can begin to share your vision for your dream home. 

In addition, walking the lot will allow us to offer feedback on the construction process for your home. For instance, a few of the things we will evaluate include:

The desired location of the home on the lot.

Driveway access.

Water and electric utilities availability.

Septic tank location and spray field.

LP gas tank location.

Any outbuildings, pools, fences desired or planned for in the future.

If you do not already have a house plan, we can use this time to offer ideas on possible design features for the home. These ideas can include options to take advantage of the lot topography, available views, prevailing winds, sun direction and privacy.

Design

Once the lot has been acquired, the design phase of the home begins. This is an exciting time when you can see your dreams starting to take shape. During the design of the home there are several stages where you have an opportunity to review the plans. These are commonly referred to as review stages. During the design of the home we will stay engaged and review the plans also. This allows us to offer feedback from a builder’s perspective on the layout and features included in the home. This is a service that our homeowners find very helpful.

Budgeting

After the design of the home is complete the next step is to do a detailed budget of the construction costs for the home. This entails meeting with our key subcontractors and having written bid proposals submitted on material and labor costs. These bids include hard cost items such as: sitework, utilities, foundation, framing, drywall, electrical, HVAC, roofing etc. We recommend having the foundation plan engineered at this time if it’s not included as part of the plan package. This allows the foundation subcontractor to submit an accurate cost proposal after reviewing the engineer’s specifications.

While we are working on these costs, we ask our homeowners to visit our vendor showrooms to make selections on allowance items. Allowances include items such as cabinets, lighting, plumbing fixtures, flooring, countertops and appliances. The showrooms will then provide a list of the selections and pricing to us.

Contract

Once the budgeting stage is complete, we meet to go over the final details. At this time, we will make any final adjustments necessary to the budget and specifications. Once these details are finalized, we will sign the contract and send it to the lender for appraisal and loan processing. The interim construction loan closing will then be scheduled at the title company. We normally begin construction within 48 hours after closing.

Construction

This is the most exciting part of the process and when your dream becomes reality!

During construction you will have peace of mind knowing we hire licensed, third-party inspectors and engineers. These professionals inspect your home at several specific stages throughout construction. These inspections include; foundation pre-pour, structural framing, mechanical rough-in and septic installation. A final inspection is also conducted upon completion of the home.

We also have a third-party conduct HERS inspections. This Home Energy Rating Index is the industry standard by which a home’s energy efficiency is measured. It’s also the nationally recognized system for inspecting and calculating a home’s energy performance. 

These inspections are thorough. They go well beyond inspections required and conducted by many builders. We conduct these additional inspections to ensure the quality and performance of your home for years to come. 

Warranty

Our warranty includes:

1-year Workmanship.

2-year Mechanical. Includes Electrical, Plumbing and HVAC.

10-year Major Structural. Third party Insurance backed policy. Meets VA and Texas Vet lending requirements.
